About Neosho Area Habitat for Humanity

Neosho Area HFH is a locally run affiliate of Habitat for Humanity International, a nonprofit, ecumenical Christian housing organization. Habitat for Humanity works in partnership with people in need to build and renovate decent, affordable housing. The houses then are sold to those in need at no profit and with no interest charged.

 

Volunteers provide most of the labor, and individual and corporate donors provide money and materials to build Habitat houses. Partner families themselves invest hundreds of hours of labor – “sweat equity” – into building their homes and the homes of others. Their mortgage payments go into a revolving Fund for Humanity that is used to build more houses.
The nationally recognized Southern Gospel quartet, Ernie Haase and Signature Sound, will be in concert on Tuesday, Oct. 24th at 7:00 pm in the Neosho High School Freeman Performing Arts Center. The concert is a benefit for Neosho Habitat for Humanity and tickets can be purchased for $25 online at tinyurl.com/shoh4h or by going to the Habitat Facebook page at Facebook/neoshohabitat. Tickets are available locally at the Neosho Habitat Office in the Methodist Christian Life Center at 1111 N. Bus. 49 in Neosho between 10:00 and 12:30 Mon. – Thurs.

 

Signature Sound was selected as the Southern Gospel Artist of the Year in 2021 at the GMA Dove Awards and their album, Keeping On, was selected as the Best Album of the Year in 2022. They will be performing gospel selections from their new “Live from Amsterdam” album and some of their favorite love songs of the past five decades from their popular “Decades of Love” album. Doors open at 6:00 pm with open seating.

Frequently Asked Questions

How does a person/family apply for the Habitat Homeownership Program?

You will need to complete an application and submit it during the time we are accepting new applications. The application packet includes requirements for qualification. You can print off an application here.

How long does it take to get a Habitat house?

Each build is a little different on the timing, partially due to our reliance on volunteer workers, but the process of getting a Homeowner approved and a house completed is about one year.

What determines the amount of the house payment?

The final payment is calculated based on the final sales price of the house, which we will finance for a term of 20 years. The monthly payment will also include on amount to pay the real estate taxes when they come due, and the Homeowner’s insurance, which is normally your choice of agent. We do not sell insurance, and we CHARGE NO INTEREST on the mortgage loan.

How much down payment do I need?

Basically, there is no actual down payment required, but you will need funds to pay for the first year’s Homeowner’s insurance and a small portion of the closing costs. Based on recent closings, this is usually a total of approximately $1,200.00, which is due at the time of closing.

Will Habitat remodel our existing house for us?

The Neosho Chapter does not remodel homes. As a Community Service, we do offer to make some minor exterior repairs under our A BRUSH WITH KINDNESS program.

Where would the new house be built?

Typically, we have built our new homes within the city limits of Neosho. One advantage is that we automatically have city water and sewer established. We normally can give you an actual address of the next build.

Does it help if I already own the land with good quality?

Normally, this would be a deterrent to qualifying for a Habitat home. If you have good equity, you would probably qualify for a loan at a normal financial institution, and we do not compete with the open market lending agencies or government insured loans.

Would you build a new house outside of Neosho?

Each build is given careful consideration, but in order to make our system of non-paid volunteers work, we try to stay within the Neosho City limits.

If I have used items to donate, where can I drop them off?

Our chapter does not have a Habitat ReStore to handle these items, and we do not include used building materials in the new houses. It is recommended that you contact the Joplin Habitat ReStore for them to pick up items for resale. Their phone number is 417-782-6533.

If I want to make a cash donation, where do I send it?

Neosho Area Habitat for Humanity partners with low-income families to provide decent, energy-efficient, affordable housing. Our program of home ownership provides a “hand up” not a “hand out,” with the completed home deeded to the family and a 20-30 year, no-interest mortgage repaid to Habitat.
